The ROI of Real Estate Photography: Key Stats Every Sydney Agent Should Know
Investing in real estate photography isn’t just about making a property look good — it’s about creating a faster sale, achieving a higher price, and elevating your brand.
In Sydney’s competitive real estate market, every detail counts — and nothing captures attention faster than stunning visuals. Whether you’re selling a million-dollar property in the Eastern Suburbs or marketing a boutique home in Sutherland, professional real estate photography is no longer a luxury; it’s a necessity. If you're a boutique agent or agency looking to stand out and close faster, here’s what you need to know about the return on investment (ROI) of high-quality visual marketing — backed by data and proven performance. 📸 Listings with Professional Photography Sell Faster Properties with professional photos spend 32% less time on the market compared to those with amateur images. In a city like Sydney, where demand can fluctuate quickly, this speed can be the difference between a successful campaign and a stale listing.
💰 Higher Sale Prices According to real estate market data, listings with high-quality visuals (including drone and twilight photography) can sell for up to 5-11% more than similar homes with lower-quality imagery. For agents, that means faster sales and higher commissions.
📈 More Online Views and Clicks 90% of buyers start their home search online, and properties with professional photography generate up to 118% more views. Visuals are the first thing buyers see — they need to be scroll-stopping. Services like virtual tours, video walkthroughs, and floor plans significantly boost engagement and reduce bounce rates on listings.
🏡 Builds Trust and Attracts Serious Buyers High-end visuals signal professionalism and transparency. Listings with virtual staging or accurate floor plans help buyers visualise the space, making them more likely to book a viewing and follow through.
🚁 Drone and Video Increase Engagement Homes marketed with drone footage and video tours receive 403% more inquiries than those without. These formats are ideal for showcasing location, lifestyle appeal, and hard-to-photograph features like gardens, rooftops, and waterfront views.

Why Virtual Furniture is Beneficial for Rental Properties?
Virtual furniture provides an affordable and adaptable way to highlight the potential of your rental home.
In the cutthroat rental market, presentation plays a crucial role. Unoccupied apartments might have a sterile, uninspired vibe that makes it hard for prospective tenants to picture themselves residing there. Here's where virtual furniture comes in, providing an affordable and adaptable way to highlight the potential of your rental home.
Leave Behind Empty Rooms and Welcome Engaged Viewers:
Imagine turning an empty bedroom into a peaceful hideaway or a barren living room into a comfortable haven without ever having to go inside the area. You can virtually furnish your rental home by using virtual furniture to fill vacant spaces with evocative furnishings and décor. As a result, the room has a feeling of scale and utility that makes it easier for prospective tenants to picture how they would use it.
Enhance Visibility and Draw Quicker Rentals:
Real estate that has been staged tends to rent more quickly and for a greater price. A visually pleasing area will certainly draw in more possible tenants, and virtual furniture lets you show off your rental's best features. You can appeal to a wider range of preferences and draw in a larger pool of possible tenants by developing distinct design possibilities.
Money-Saving Magic:
Virtual furniture might be more affordable than traditional staging. You eliminate the price of renting furniture, paying for movers, and dealing with storage charges. You may quickly and easily make changes to virtual staging, so you can try out various layouts and styles to discover the most visually appealing presentation.
Adaptability at Your Disposal:
The flexibility of virtual furniture is unparalleled when compared to traditional staging. You can customize the décor to appeal to the particular groups of people you want to attract, such as students, families, or young professionals. It's also simple to rearrange layouts or change furnishings to accentuate particular aspects of the house.
Faster Turnaround Times:
Lost revenue results from vacant rentals. As soon as your home becomes available, you may use virtual staging to swiftly promote it online, cutting down on vacancy times and increasing rental income. The virtually staged area is available for prospective tenants to view whenever it is convenient for them, making the lease process quick and easy.
Adaptability

It's also simple to rearrange layouts or change furnishings to accentuate particular aspects of the house.
Beyond the Buzz: Points to Think About
Even though virtual furniture has many benefits, it's crucial to have reasonable expectations. The effectiveness of the virtual staging will be greatly influenced by its quality. Spend money on expert virtual staging services to get the greatest outcomes.
Recall that virtual furniture is an instrument for improving your presentation. To create an environment that is genuinely welcoming, make sure the property is tidy, well-kept, and well-lit.
The use of virtual furniture by agencies and owners of rental properties is revolutionary. It's an affordable and adaptable solution that lets you present your rentals in the best possible light, draw in more qualified renters, and eventually lock up speedier rentals. So, to give your rental home the competitive edge, get rid of the empty rooms and harness the power of virtual furniture.

This powerful combination has not just raised the general productivity and accommodation of property exchanges but has additionally reclassified how we experience and connect with our living spaces.
In this period, real estate is not generally restricted to blocks and mortar; it has turned into an interconnected biological system where savvy arrangements improve security, streamline energy utilization, and encourage a more feasible and associated residing experience. These progressions have a significant effect on home properties and it is reshaping the scene of modern living.
In this blog, we will tackle the advantages and disadvantages of smart homes in Australia. Let’s first deal with the advantages:
Energy Efficiency: Smart homes in Australia can be equipped with energy-efficient devices, allowing residents to monitor and control their energy consumption, leading to potential cost savings and reduced environmental impact.
Home Security: Smart home security systems provide enhanced surveillance through features like smart cameras, motion detectors, and remote monitoring, contributing to a safer living environment.
Convenience and Automation: Smart home automation allows residents to control various aspects of their homes, such as lighting, heating, and cooling, through mobile devices or voice commands, making daily life more convenient.
Remote Monitoring: Homeowners can remotely monitor and manage their homes, even when away, through smart home applications. This is particularly useful for security, energy management, and general peace of mind.

Disadvantages of Smart Homes in Australia:
Cost: The initial investment for smart home technology can be relatively high. The cost of purchasing and installing smart devices and systems may pose a barrier for some homeowners.
Compatibility Issues: Different smart devices and systems may have compatibility issues, especially if they are from different manufacturers. Ensuring seamless integration can sometimes be challenging.
Privacy Concerns: Smart homes often involve the collection and storage of data, raising privacy concerns. Homeowners may worry about the potential misuse or unauthorized access to personal information.
Technical Challenges: Smart homes rely heavily on technology, and technical issues such as system failures, connectivity problems, or software glitches can disrupt the normal functioning of smart devices.
Learning Curve: Some users, especially older individuals, may find it challenging to adapt to and manage the technology in a smart home. The learning curve associated with using and troubleshooting smart devices could be a disadvantage.
Dependence on Internet Connectivity: Many smart home features require a stable internet connection. In regions with unreliable or slow internet connectivity, smart home devices may not function optimally.
It's essential to note that the perception of advantages and disadvantages may vary among individuals, and the effectiveness of smart home technology depends on the specific needs and preferences of homeowners in Australia.

Photographers are drawn to real estate photography for several reasons, and it can be a rewarding niche for those who enjoy it. Here are some reasons why photographers love real estate photography and why it's considered a good niche:
Steady Demand: Real estate is a thriving industry, and there is a consistent demand for high-quality images of properties. Whether it's residential or commercial real estate, there are always properties being listed and sold, which means a steady stream of potential clients for photographers.
Variety of Settings: Real estate photography offers a wide variety of settings to work in. Photographers can capture everything from cozy apartments and suburban homes to luxurious estates and commercial properties. This diversity allows photographers to exercise their creative skills and adapt to different environments.
Creative Control: Photographers have a significant degree of creative control in real estate photography. They can choose angles, lighting, and composition to showcase a property's best features and create visually appealing images that help sell or rent the space.
Collaboration: Real estate photography often involves collaboration with real estate agents, property owners, and interior designers. This teamwork can be rewarding, and photographers have the opportunity to network and build relationships within the industry.
Relatively Low Gear Requirements: While professional-grade equipment is essential for high-quality real estate photography, the gear requirements are often less demanding compared to other photography niches like wildlife or sports photography. This makes it accessible for many photographers to get started.
Stable Income: Real estate photographers can often earn a stable income, especially if they establish relationships with real estate agencies or property management companies. The steady demand for their services can provide financial security.
Flexibility: Real estate photographers often have some flexibility in their schedules. They can schedule shoots around their availability and balance their work with other photography gigs or personal commitments.
Repeat Business: If a real estate photographer delivers quality work, they can develop a loyal client base. Real estate professionals frequently need photography services for new listings, and satisfied clients are likely to hire the same photographer again in the future.
Portfolio Building: Real estate photography can be an excellent way for photographers to build a portfolio of high-quality images. A strong portfolio can lead to more opportunities in the field and open doors to other photography niches.
Learning Opportunities: Real estate photography presents various challenges and learning opportunities. Photographers can improve their skills in architectural photography, lighting techniques, and post-processing, which can be valuable in other aspects of photography as well.

Getting started with real estate photography involves a combination of developing your skills, acquiring the necessary equipment, and building a client base. Here are the steps to help you get started in real estate photography:
Learn Photography Basics:
If you're new to photography, start by learning the fundamentals of photography, including composition, exposure, and lighting.
Familiarize yourself with your camera equipment, whether it's a DSLR, mirrorless, or even a high-quality smartphone with manual settings.
Specialize in Real Estate Photography:
Study real estate photography specifically. This involves understanding how to capture properties in the best possible way, considering aspects like angles, lighting, and composition.
Explore architectural photography techniques, as they are closely related to real estate photography.
Build a Portfolio:
To attract clients, you'll need a portfolio of your work. Begin by photographing properties you have access to, such as your own home or those of friends and family.
Focus on showcasing different types of properties, from small apartments to larger homes, to demonstrate your versatility.
Invest in the Right Equipment:
While you don't need the most expensive equipment, you should have gear that can produce high-quality images. This typically includes a DSLR or mirrorless camera, a wide-angle lens, a tripod, and external lighting equipment.
Ensure your camera has manual settings for exposure control.
Understand Post-Processing:
Familiarize yourself with photo editing software like Adobe Lightroom or Photoshop. Post-processing is often necessary to enhance your images and make them look their best.
Pay attention to correcting distortion, adjusting exposure, and fine-tuning color and sharpness.
Develop a Pricing Structure:
Research the market to determine competitive pricing for real estate photography services in your area. Consider factors such as the size of the property, the number of photos needed, and additional services like virtual tours or drone photography.
Create a Business Plan:
Decide on your business structure (e.g., sole proprietorship, LLC) and establish a business name, if desired.
Create a business plan outlining your goals, target market, pricing strategy, and marketing plan.
Legal and Licensing Considerations:
Ensure you have the necessary licenses and permits required in your area for operating a photography business.
Consider liability insurance to protect yourself and your equipment in case of accidents.
Market Your Services:
Develop a professional website or portfolio to showcase your work and services.
Utilize social media platforms, especially Instagram and Facebook, to share your portfolio and engage with potential clients.
Network with real estate agents, property managers, and interior designers who might need your services.

Two big tips to a homeowner who is hosting an open home in the weekend?
According to Trish, based on her experience with real estate, homeowners must present their property in the best possible way and she shared these two secrets:
Shiny Clean Property
Making the property extra clean, plus styling makes a huge difference. When potential buyers walk into your home, the first thing they will notice is how clean it is. A clean and well-maintained home will make a good impression and make buyers more likely to take the time to look around. It shows potential buyers that you care about your property and that you have taken the time to keep it in good condition. This can be a major selling point, especially in a competitive market.
Vacuum and mop all floors.
Dust all surfaces, including furniture, appliances, and light fixtures.
Clean the bathrooms and kitchen.
Take out the trash and recycling.
Declutter and organize your belongings.
Open the windows to let in fresh air.
Light some candles or incense to create a pleasant fragrance.
If you are short on time or don't feel comfortable cleaning your home yourself, you can always hire a professional cleaning service. This can be a good investment, especially if you are selling your home in a competitive market.
And if you can spend a little money on painting, that would surely help too.
Showcase You Property Through Beautiful Professional Photographs, Video, and Floorplan
When potential buyers are looking at online listings, they will often make a decision about whether or not to view the property based on the photos alone. Professional photos will give potential buyers a better idea of what the property looks like and make them more likely to want to see it in person.
Studies have shown that properties with professional photos sell faster and sell for a higher price than those with amateur photos. This is because professional photos make the property look more appealing and help potential buyers visualize themselves living there.
In today's competitive real estate market, it is more important than ever to stand out from the competition. Professional photos can help you do this by giving your listings a more polished and professional look.
A good photographer will have the experience and expertise to take photos that will make your property look its best. Trish added that Love Space Photography has been helping her a lot on this. One of the property that she is really happy about is this one in Double Bay, as Love Space Photography put up a really nice view of the sunset, of the water view and that has just attracted a lot of people.
Oversupply or undersupply of homes in Potts Point, Eastern Suburbs?
Potts Point, Eastern Suburbs, and everywhere in general, they are all undersupply, as per Trishia. In recent years, the demand for properties in Potts Point and other areas has outpaced the supply, leading to an undersupply of properties. This has driven up prices, making it increasingly difficult for people to buy a home in the suburb.
There are a number of factors that have contributed to the undersupply of properties, one is the suburbs are very popular with both locals and overseas buyers, who are attracted to its location, lifestyle, and amenities.
In the meantime, people who are looking to buy a property in Potts Point and the Eastern suburbs should also be prepared to act quickly when a property comes on the market, as there is likely to be a lot of competition.
Your favorite listing of all time? And why?
Whilst we thought it would be hard for Trish to think of her favorite or best listing, she was quick to answer with a smile that her most favorite is her own property.
She was so generous to talk about the story about how she gained a lot of capital gains because of this property she bought in Seaforth. According to her, after a year of owning the property, because of her working full-time in Sydneylinks, she decided to sell it. As the owner, she did everything she could to present the property in the best way possible. She did all the staging, communicating with the tenant, and to get them to agree to do the viewing during the campaign and as mentioned earlier, she did a huge capital gain for that specific property.
Conclusion
The path to success in the real estate business will vary depending on the individual's skills, experience, and goals. And Trish has developed these skills to succeed in such business, indeed the right agent makes a huge difference!
It was a pleasure talking with Trish, she did share a lot of wonderful insights especially big tips on becoming successful in this industry. For questions and inquiries, contact Trish at the following details:
How a Sydney Family Turned Their Holiday Home into a into a successful Holiday Rental and a Wedding Venue.
In this blog post, I interviewed Brendan Torazzi, the host of a very popular property located in the south coast of New South Wales. Brendan shares with us the inspiration behind his decision to start hosting guests and facilitating his property as a wedding venue, as well as some of the challenges and unique features of his property.
In this blog post, I interviewed Brendan Torazzi, the host of a very popular property located in the south coast of New South Wales. Brendan shares with us the inspiration behind his decision to start hosting guests and facilitating his property as a wedding venue, as well as some of the challenges and unique features of his property.
How It All Started
Brendan and his wife bought the property as a holiday home in 2015. They have three boys and the vision was to give them space to run around as they live on a small block in the city. They also had a lot of experience doing furnished rentals since 1999 (before Airbnb was born) so they figured they would rent it out to others to enjoy when they weren't down there.
the turning point
About 6 months in, someone asked if they could have a wedding there. Brendan's property manager advised him that a development application (DA) would be required. When they enquired with Council, they discovered it already had a DA for 52 weddings events each year (the selling agent had overlooked this fact). This was the turning point for Brendan and his wife. They started an Instagram account and a couple of seasons in, Seacliff House was heavily booked.
The Challenges of Hosting Guests in a Rural/Coastal Setting
One of the biggest challenges of hosting guests in a rural/coastal setting is keeping the property looking beautiful. Seacliff House is located on over 500 acres of land, and Brendan and his wife have to do a lot of work to maintain the property. They have a team of good suppliers who help them with cleaning, groundskeeping, and handyman work, but it still takes a lot of time and effort.
Another challenge of hosting guests in a rural/coastal setting is the lack of readily available workforces. If something breaks down, it can be difficult to find someone to fix it right away. Brendan and his wife have learned to be self-sufficient and to build relationships with local businesses and tradespeople.
The Unique Features of Seacliff House

Seacliff House is a beautiful property with a lot of unique features. The most striking feature is the sense of space and privacy. The property has over 500 acres of dairy country views and endless views of the Pacific Ocean. This makes the space feel special and creates treasured memories for guests.
The farmhouse was finished in November 2020. Architecturally designed, every room has amazing views with their own ensuites. Three meters high ceilings downstairs with a huge 8.5m atrium in the central living area. You are not going to want to leave.
Oversupply or Undersupply of Holiday Homes in the South Coast Market?
Brendan says that it depends on what you are looking for and what your budget is. For example, there may only be a small handful of upper end properties and plenty of lower end ones. However, he does say that the South Coast is growing in popularity because it feels cleaner, fresher, and less crowded than the north of Sydney.
“Consider making your place pet friendly - lots of families want to holiday with their pets”
Two Big Tips for Homeowners Who Want to Host Their Holiday Home
Brendan's two big tips for homeowners who are intending to host their holiday home are:
1. Create a space that you would want to stay in and gives people a reason to talk about and want to return to.
2. If you decide to rent your holiday home remember your guests probably want to holiday in peak times when you might like to use the property, so you do need to be flexible.
A bonus tip that Brendan would give is to consider making your place pet friendly - lots of families want to holiday with their pets.
Conclusion
In conclusion, hosting guests and facilitating Seacliff House as a wedding venue has been a rewarding experience for the family. It has allowed them to share the beauty of our property with others and create treasured memories for their guests. While there are challenges to hosting guests in rural/coastal settings, the unique features of the property make it stand out from other high-end homes. For homeowners looking to host their holiday home, creating a space that guests will love and being flexible with bookings are key.
I hope you enjoyed this blog post about my interview with Brendan Torazzi, the host of Seacliff House. If you are thinking about hosting your own holiday home, I encourage you to take Brendan's tips into consideration.
