The ROI of Real Estate Photography: Key Stats Every Sydney Agent Should Know

Investing in real estate photography isn’t just about making a property look good — it’s about creating a faster sale, achieving a higher price, and elevating your brand.

In Sydney’s competitive real estate market, every detail counts — and nothing captures attention faster than stunning visuals. Whether you’re selling a million-dollar property in the Eastern Suburbs or marketing a boutique home in Sutherland, professional real estate photography is no longer a luxury; it’s a necessity. If you're a boutique agent or agency looking to stand out and close faster, here’s what you need to know about the return on investment (ROI) of high-quality visual marketing — backed by data and proven performance. 📸 Listings with Professional Photography Sell Faster Properties with professional photos spend 32% less time on the market compared to those with amateur images. In a city like Sydney, where demand can fluctuate quickly, this speed can be the difference between a successful campaign and a stale listing.

💰 Higher Sale Prices According to real estate market data, listings with high-quality visuals (including drone and twilight photography) can sell for up to 5-11% more than similar homes with lower-quality imagery. For agents, that means faster sales and higher commissions.

📈 More Online Views and Clicks 90% of buyers start their home search online, and properties with professional photography generate up to 118% more views. Visuals are the first thing buyers see — they need to be scroll-stopping. Services like virtual toursvideo walkthroughs, and floor plans significantly boost engagement and reduce bounce rates on listings.

🏡 Builds Trust and Attracts Serious Buyers High-end visuals signal professionalism and transparency. Listings with virtual staging or accurate floor plans help buyers visualise the space, making them more likely to book a viewing and follow through.

🚁 Drone and Video Increase Engagement Homes marketed with drone footage and video tours receive 403% more inquiries than those without. These formats are ideal for showcasing location, lifestyle appeal, and hard-to-photograph features like gardens, rooftops, and waterfront views.

🎯 Maximising ROI: Visual Marketing as a Strategy At Love Space Photography, we work with boutique real estate agents across Sydney to deliver a full suite of visual marketing tools: • Photography (Day, Twilight, Editorial Style) • Video WalkthroughsDrone Photography & VideoVirtual Tours (360º)Virtual StagingMeasured Floor Plans We understand the Sydney property market and what buyers respond to — and we tailor every shoot to make your listing shine.

The Beauty of Having a Fireplace in Your Home

In the realm of home comforts, few things evoke the sheer allure and warmth of a fireplace. Beyond its functional role in heating a space, a fireplace stands as an emblem of timeless elegance and offers a unique charm that transcends mere utility. Its presence transforms a house into a home, infusing it with a distinct character and fostering an ambiance that beckons both coziness and sophistication.

At the heart of it, a fireplace symbolizes more than just a source of warmth. It embodies a sense of tradition and heritage, harkening back to ancient times when gathering around the hearth meant stories shared, bonds strengthened, and a haven from the world’s rigors. This intrinsic connection to our past infuses the fireplace with a nostalgic allure, a reminder of simpler times and cherished moments.

The aesthetic appeal of a fireplace is undeniable. It serves as a focal point, an architectural feature that anchors the room and often becomes the centerpiece of interior design. Whether adorned with sleek marble, rustic brick, or adorned with ornate carvings, the mantle becomes a canvas for personal expression, reflecting the homeowner's style and taste.

Moreover, the ambiance created by a fireplace is unparalleled. The soft, mesmerizing dance of flames casts a gentle, flickering light that bathes the room in a warm, inviting glow. It sets the stage for intimate gatherings, fostering an atmosphere conducive to heartfelt conversations, quiet contemplation, or simply unwinding after a long day.

Practicality intertwines seamlessly with its beauty. While modern heating systems have evolved, the allure of a fireplace persists. Beyond its ability to provide warmth, it offers respite during power outages, becoming a reliable source of comfort and security.

The multifaceted appeal of a fireplace extends beyond the living room. Its presence in bedrooms, studies, or even outdoor spaces adds an element of charm and functionality. Imagine the romance of a crackling fire in the bedroom or the enchantment of an outdoor gathering enveloped in the warmth of a well-placed hearth.

Yet, amidst its allure, a fireplace demands care and maintenance. Regular cleaning, inspection, and proper usage are essential for safety and efficiency. However, the rewards it brings far outweigh the efforts required, enhancing not just the physical space but also the emotional landscape of a home.

In a fast-paced world, the fireplace remains a steadfast reminder to slow down, to savor moments, and to create lasting memories. Its beauty lies not only in its physicality but in the moments it facilitates—the laughter shared, the stories told, and the quiet solace it offers.

In essence, having a fireplace in your home transcends functionality; it’s an investment in nostalgia, aesthetics, and the art of slowing down. It's a testament to the fact that amidst modern advancements, the allure of a crackling fire and the timeless elegance it brings will always have a place in our hearts and homes.

Today’s blog post is an interview with the director of SydneyLinks Real Estate, Sydney’s Eastern Suburbs and Inner City market leader in the corporate fully furnished rentals - Trisiana Muljono

We are grateful of this opportunity given as we learn a bit about Trish and her work in the real estate.

About SydneyLinks

SydneyLinks Real Estate is a specialist innovative real estate for leasing and selling furnished and boutique properties. The company has succeeded the expectation of owners in gaining the best rental returns & managing their investment properties .

SydneyLinks Real Estate offers total solution service from serious planning of time, photos, floor plan, & booking the advert, managing the inquiries & inspection, careful negotiation skills, and to advise on how the property will be managed after it is sold.

Trish established SydneyLinks in 1999, she is a dynamic agent with a depth and breadth of market knowledge on prices and market trends. She has developed the intuition to know who the buyers are for your property and what they will be prepared to pay.

Two big tips to a homeowner who is hosting an open home in the weekend?

According to Trish, based on her experience with real estate, homeowners must present their property in the best possible way and she shared these two secrets:

Shiny Clean Property

Making the property extra clean, plus styling makes a huge difference. When potential buyers walk into your home, the first thing they will notice is how clean it is. A clean and well-maintained home will make a good impression and make buyers more likely to take the time to look around. It shows potential buyers that you care about your property and that you have taken the time to keep it in good condition. This can be a major selling point, especially in a competitive market.

  • Vacuum and mop all floors.

  • Dust all surfaces, including furniture, appliances, and light fixtures.

  • Clean the bathrooms and kitchen.

  • Take out the trash and recycling.

  • Declutter and organize your belongings.

  • Open the windows to let in fresh air.

  • Light some candles or incense to create a pleasant fragrance.

If you are short on time or don't feel comfortable cleaning your home yourself, you can always hire a professional cleaning service. This can be a good investment, especially if you are selling your home in a competitive market.

And if you can spend a little money on painting, that would surely help too.

Showcase You Property Through Beautiful Professional Photographs, Video, and Floorplan

When potential buyers are looking at online listings, they will often make a decision about whether or not to view the property based on the photos alone. Professional photos will give potential buyers a better idea of what the property looks like and make them more likely to want to see it in person.

Studies have shown that properties with professional photos sell faster and sell for a higher price than those with amateur photos. This is because professional photos make the property look more appealing and help potential buyers visualize themselves living there.

In today's competitive real estate market, it is more important than ever to stand out from the competition. Professional photos can help you do this by giving your listings a more polished and professional look.

A good photographer will have the experience and expertise to take photos that will make your property look its best. Trish added that Love Space Photography has been helping her a lot on this. One of the property that she is really happy about is this one in Double Bay, as Love Space Photography put up a really nice view of the sunset, of the water view and that has just attracted a lot of people.

Oversupply or undersupply of homes in Potts Point, Eastern Suburbs?

Potts Point, Eastern Suburbs, and everywhere in general, they are all undersupply, as per Trishia. In recent years, the demand for properties in Potts Point and other areas has outpaced the supply, leading to an undersupply of properties. This has driven up prices, making it increasingly difficult for people to buy a home in the suburb.

There are a number of factors that have contributed to the undersupply of properties, one is the suburbs are very popular with both locals and overseas buyers, who are attracted to its location, lifestyle, and amenities.

In the meantime, people who are looking to buy a property in Potts Point and the Eastern suburbs should also be prepared to act quickly when a property comes on the market, as there is likely to be a lot of competition.

Your favorite listing of all time? And why?

Whilst we thought it would be hard for Trish to think of her favorite or best listing, she was quick to answer with a smile that her most favorite is her own property.

She was so generous to talk about the story about how she gained a lot of capital gains because of this property she bought in Seaforth. According to her, after a year of owning the property, because of her working full-time in Sydneylinks, she decided to sell it. As the owner, she did everything she could to present the property in the best way possible. She did all the staging, communicating with the tenant, and to get them to agree to do the viewing during the campaign and as mentioned earlier, she did a huge capital gain for that specific property.

Conclusion

The path to success in the real estate business will vary depending on the individual's skills, experience, and goals. And Trish has developed these skills to succeed in such business, indeed the right agent makes a huge difference!

It was a pleasure talking with Trish, she did share a lot of wonderful insights especially big tips on becoming successful in this industry. For questions and inquiries, contact Trish at the following details:
